What We Manage

We manage commercial, residential, and multi-family properties. We find good tenants, handle the day-to-day, and keep units rented.

Our commercial clients come back. Many buy more properties because we keep their buildings occupied. On the residential side, our vacancy rates stay low.

We also manage Section 8 properties and understand the requirements that come with HUD and other government programs.

We offer lease-to-own programs for tenants ready to buy. Every owner and tenant gets monthly and annual property updates.

To Our Tenants

Our tenant portal handles maintenance requests, rent payments, and messages. If you can't access it, email us or mail your rent check to the office.

Maintenance Requests

Submit through the portal. We only take emergency maintenance by phone.

After Hours

Call 727-494-7417 and leave a voicemail. Someone will call you back within 24 hours.

Emergencies

We respond immediately. An emergency is anything that threatens safety or could damage the property.

Application Process

All applications are processed without regard to race, color, religion, sex, handicap, familial status, or national origin. Application fee: $65.00 (non-refundable).

We lease to the most qualified applicant. A property stays on the market until a reservation fee is paid (cashier's check or money order only). Your reservation fee goes toward first month's rent, or we return it if you cancel.

Approval Criteria

Credit

We check debt-to-income ratio, credit history, and verify income. Past bankruptcies are fine if your current situation is solid.

Background

Eviction history and standard background checks.

Rental History

We contact past landlords. Late payments and unpaid rent count against you. Friends and family don't count as references.

Employment

We verify current job, income, and employment history.

Pets

Non-refundable fee of $300.00. Call the office to discuss pet requirements.
